The answer is simple: Always sealcoat first, then stripe.

Why This Order Matters

Sealcoating is a protective layer that covers your entire asphalt surface - including any existing lines. If you stripe first and then sealcoat, you'll completely cover your fresh lines with black sealer. That's wasted money and time.

  • Clean the lot - Remove debris, oil stains, and vegetation
  • Repair cracks and potholes - Fill before sealing
  • Apply sealcoat - Protect the asphalt surface
  • Wait 24-48 hours - Allow sealer to fully cure
  • Stripe the lot - Apply fresh lines on the sealed surface
  • How Long to Wait Between Sealcoating and Striping

    Wait at least 24 hours before striping, ideally 48 hours. The sealer needs to:

  • Fully dry to the touch
  • Cure enough to accept paint
  • Not be tacky or soft
  • Painting on uncured sealer can cause:

  • Poor paint adhesion
  • Lines that peel or flake
  • Color bleeding between sealer and paint
